Should landlords offer tenants cheaper electricity bills?

Landlords in the UK could expect to benefit from the private rental market, a commentator has advised, but could tenants be further attracted to property with the promise of cheaper gas and electric bills?

While many Britons continue to battle the recession and the housing slump continues, Oliver Romain, managing director of the Buy-to-Let Show, noted that the majority of landlords who let their properties as part of a long term investment are "doing very well".

"If you have got the capital and the ability to buy property at the moment through the traditional methods, then you will find that the yields are at an all time high," he added.

Mr Romain claimed this was because property prices were currently low.

But landlords who wish to take advantage of this trend may find that energy efficiency helps them to attract tenants.

The Energy Saving Trust claims that tenants are looking for warmer and more comfortable homes which will allow them to benefit from cheaper gas and electricity bills.

It recommends landlords take steps to boost insulation and ensure central heating is energy efficient.
