As more homeowners put plans to move on the backburner due to the ongoing housing slump, some are now considering becoming landlords to make more money.
However, such people have been advised by Chris Horne, editor of Property Hawk, to make sure they carry out research before they begin looking for tenants.
"Any new landlord that is thinking of entering into the market needs to do their research about what type of property they are buying, where they are buying [and] making sure that there is enough rental demand," he said.
Mr Horne added that it was also important to ensure that the type of tenant they are looking for will be interested in the property they are considering purchasing.
He said that new landlords may still find many opportunities to refurbish an old property to rent out.
With this in mind, they may wish to consider purchasing a
gas boiler that is energy efficient.
The Energy Saving Trust states that while UK tenants are after a warm and comfortable house, they also
want lower energy bills, which could be aided with the addition of a condensing boiler.
