The environment is becoming an increasingly important issue for many Britons who worry about how their lifestyles could end up impacting on the effects of climate change in future years.

Furthermore, as the credit crunch continues to place a strain on people's finances, it could be said that house buyers are also attracted to a property which offers them the chance of achieving low gas and electricity bills.

In light of this, Britons planning to sell their property have been advised that improving home energy efficiency is one of the main ways of attracting buyers.

Buyers 'drawn to home energy efficiency'

According to online resource Plumbing Park, sellers now have to present potential buyers with an energy performance certificate for the property they are selling, which details how much it costs to run in terms of water, gas and electricity bills.

"The energy efficiency of a property depends on many things, one of which is insulation. Through improved insulation, a house will retain its heat much more efficiently during colder periods, enabling homeowners to save money on heating bills whilst lowering the amount of energy needed to heat the property," the resource claims.

And Ottokar Rosenberger, sales and marketing director of Ratedpeople.com, told the resource that it is advisable for homeowners to invest in insulation as this can help to boost home energy efficiency, therefore lowering gas and electricity bills.

Such advice may prove useful for sellers looking for further ways to attract buyers to their home.

Meanwhile, the Energy Saving Trust has also offered a number of tips to sellers aimed at helping them to boost their home energy efficiency.

The green group claims that buyers are willing to pay more for a house which is environmentally-friendly, which could mean that ensuring gas and electricity bills are kept to a minimum is a priority for sellers.

It adds that five simple ways to unlock the hidden value of a property are fitting loft and cavity wall insulation, upgrading to an energy efficient gas boiler, investing in Energy Saving Recommended double glazing and installing heating controls to central heating.

By following these simple steps, sellers they find that they soon find a suitable buyer for their home.
