The benefits of HUG for landlords

If you're a landlord, you could get help improving the energy efficiency of your properties through the Home Upgrade Grant (HUG).

HUG improves properties for landlords and tenants

Funding is available to improve the energy efficiency of privately rented properties that are off the gas network (no central heating system installed), benefiting both landlords and tenants. The funding is available from the government to reduce carbon emissions and tackle fuel poverty through the Home Upgrade Grant (HUG). The energy-saving improvements can be installed if the tenant of the property is on a qualifying means-tested benefit or has a low income and the property has a low EPC rating. With government funding, any qualifying upgrades can be installed for a third of their original cost. These energy-efficient upgrades will help reduce the running costs of your property for your tenants, helping to reduce tenant turnover.

Get energy-efficient funding with E.ON

To qualify for funding, your tenant will need to either claim one of the listed means-tested benefits or have a household income of £36,000 or less. The property needs to be off the gas network and have an EPC rating of D or E. We can still install upgrades on your property if it has an EPC rating of F or G, but you, the landlord, will be responsible for paying for them entirely.

In some areas, household income will not be considered as part of the qualification, so please ask your tenant to apply, and our online eligibility checker will confirm if they're eligible for funding.

Find out your property's EPC rating to see if it will qualify.

If your tenant and property qualify for funding, we'll perform a retrofit assessment of the property to make sure we can install any eligible upgrades. As the landlord, you'll be required to pay a £500 deposit before the assessment. If we find your property isn't suitable for improvements, we'll return your deposit, but if you or your tenant cancel after a successful assessment, the deposit will not be refundable.

Energy-efficient upgrades with HUG

Help your tenants to help you

Many private tenants apply and qualify for HUG, but once it comes to getting permission from their landlord, the process halts because a conversation hasn't taken place between the tenant and the landlord about the additional costs. Although there is a cost associated with these upgrades, with funding, the cost is a third of that without funding. Installing energy-efficient upgrades with HUG will not only increase the EPC rating of the property, it'll also help reduce energy bills for tenants. Funding* is available for landlords who have a rental portfolio of no more than four properties.
